How a small refresh added $74,000 to a Port Credit sale

A focused two-week prep — paint, lighting, staging, and the right list price — landed five offers and a sale over asking.

Selling well in this market isn't about doing more — it's about doing the right things. When my Port Credit sellers asked me what would make the biggest difference before listing, I gave them three: paint, lighting, and staging. Two weeks and roughly $9,000 later, the home looked entirely different. We listed on a Wednesday with professional photography and a custom landing page. By the weekend we had over 60 showings booked and held offers to the following Tuesday. Five offers came in. The home sold $74,000 over asking — a 6.7% premium over the comparable that closed three weeks earlier. The lesson isn't 'spend money to make money.' It's that small, targeted improvements made by someone who knows the buyer for your block can shift how a home is perceived in the first 30 seconds of every showing. That's where the premium comes from.
